What does a frond villa need through the year?
A frond villa is closer to a small hotel than a house. Ducted AC serves large open spaces and needs filter changes and duct cleaning to stay efficient, the pool needs weekly chemical balancing that becomes twice-weekly in July and August, and irrigation keeps the garden alive through the summer. Staff quarters, outdoor kitchens and lighting add more to maintain. We plan this as a calendar: AC and ducts in spring, pool and irrigation checks every week, and a full electrical and plumbing walk-through twice a year.
How do Palm apartments differ?
Shoreline and trunk apartments behave more like the Marina: fan coil units on central cooling, shared facilities and building rules for contractors. The jobs we see most are AC servicing, deep cleaning before and after tenancies, and appliance repairs. Sea air reaches every balcony, so outdoor fittings corrode faster than they would inland, and we check them on every visit.
