Top-to-bottom cleaning by a trained crew with an 84-point checklist, materials and equipment included.

Cockroaches, ants, silverfish and rodents treated with approved products, with a free follow-up and 90-day cover.
Homes and buildings
Dubai Marina is almost entirely high-rise: more than 200 towers along the canal, from the early buildings around Marina Walk to newer towers near the tram line. Most apartments use fan coil units fed by the building's central chilled water, while some older towers and penthouses have split units on the balcony. Kitchens and bathrooms are typically compact, with long horizontal drain runs to the riser.
Many apartments are rented, so landlords and tenants share responsibility for maintenance. We work with both, and our reports are written so either can act on them.
What goes wrong most often
- Weak cooling: fan coil units with dirty coils and blocked drain trays, especially after the first hot weeks.
- Water dripping from AC grilles: drain lines clogged with slime in humid months.
- Cockroaches: they travel between apartments through shared shafts; building-wide treatment works best.
- Slow drains: long kitchen runs build grease quickly.
- Sand in sliding doors: balcony tracks fill with fine sand on windy days.
Access, parking and timing
Most towers ask contractors to register at security with a work permit or the resident's approval, and some only allow work between 08:00 and 18:00 on weekdays and limit noisy work at weekends. We arrange this for you; please tell us the tower name and unit number when you book. Visitor parking is tight around Marina Walk, so our technicians often use building service bays. Evening slots up to 20:00 are popular here with residents who work in the day.
When should Marina residents book AC and pest work?
The best time to service fan coil units in the Marina is March or early April, before the first run of hot, humid weeks fills the drain trays with slime. A second service in October clears the dust a long summer leaves behind. Cockroach treatments work best before the weather turns hot too, because that is when they start moving between apartments through shared riser shafts and bin rooms.
If your apartment faces the water, expect more condensation on balcony doors and window frames from July to September. Wiping tracks and running the bathroom extractor for twenty minutes after a shower keeps mould from settling into silicone joints, which otherwise need re-sealing every couple of years.
What does a maintenance plan cover for a Marina apartment?
For most Marina apartments the Essential or Plus plan fits: scheduled AC services for every fan coil unit, a plumbing and electrical check of the kitchen and bathrooms, and priority call-outs when something fails in August. The plan includes the building paperwork, so the security desk always has our technician's details on file before the visit.
- Two or three preventive AC services a year, depending on the plan
- Drain line flushes and fan coil tray cleaning
- Silicone and grout checks in wet areas
- Discounted parts and a named technician who knows your tower
A simple year for a Marina apartment
Spring: AC service and cockroach treatment. Summer: keep blinds down in the afternoon and clear balcony drains after dusty days. Autumn: second AC service and a silicone check in the bathrooms. Winter: the best time for painting and deep cleans, with windows open.
Good to know: many Marina towers bill chilled water separately from electricity, so a clean, well-serviced fan coil unit saves on both. Tell us your tower name when you book and we will bring the right filters and parts for that building.
Reviews from Dubai Marina
Booked the spring service for all five units in our villa. Imran showed me the filters before and after, and the difference was honestly a bit embarrassing. The living room cools in half the time now.
Silverfish in the wardrobes disappeared after one visit. Fair price.
Second company we tried. The first said we needed a new unit; Rajesh replaced a thermostat sensor and it has worked perfectly for two months now.
